this hotel is ideal for the theatre which is just round the corner and princess street is five minute walk. The only downside was there is a very very steep hill to climb up to the hotel but no problem if you are reasonably fit and still worth it.

I would highly recomment this hotel, it is a little gem. Just 5 mins walk from Waveley Station. Lots of lovely little pubs and restuarants nearby. The room itself was average size but the bathroom was huge and spotlessly clean. We didn't have a view but since we were only there for the week-end we were more than happy. Breakfast was continental (full Scottish optional at an extra £6.50 per person) and quite sufficient - fresh fruit,cereals, fruit juice, toast, tea or coffee. We would definitely stay in this hotel again and have recommended it to our friends and colleagues.
Top Tip
There are lots of tour bus trips from Waverley Bridge, just around the corner from the hotel. A trip to the castle is a must - short walk although up-hill. Visit the old pubs at Grassmarket and Lawnmarket. The Royal Mile is lovely to walk about.
