A handsome townhouse property just around the corner from the west end of Princes Street, this hotel offers you the chance to enjoy affordable, unfussy accommodation in an unbeatable central location. Though the rooms are fairly basic, there are tea and coffee-making facilities in each one.

Varying in size from small to medium, the 66 guestrooms are decorated in an unfussy traditional style with light colour schemes. Most are doubles, but some can hold up to 3 adults.
The hotel does not have a private car park. The nearest car park is the NCP on Castle Terrace, approximately 5 minutes’ walk away, just off Lothian Road.

The hotel looked a little grubby from the outside... I would stay at this hotel again... good value for money. ... Breakfast was great. ... Breakfast was disorganised... hotel is a bit drab and could do with a lick of paint... Would have no hesitation in booking there again... Breakfast finished at 9.30 too early !... had to wait 30mins to sit down for breakfast,only to be told by the main waiter that he couldn't cope.... breakfast was very boring... hotel itself looks great and is in a fantastic location.... in need of cosmetic referb... very happy with our stay...
